With furniture and other things floating around or sunk to the bottom...Walk over to the side entrance which had a nice paved landing for an RV or carport and it is FILLED with garbage bags...I'm talking 25 feet long and as tall as I am...FILLEDAll in all, the WORST tenant I have ever seen in my entire life but with the help of some friends and family, we bought a dumpster (or 3) and gutted the ENTIRE house...paid a contractor to fix it up and it has since went up ~65k in value :) I am renting it out to a nice family who maintains it in the way it should!

Also ask your tenants if they have seen anyone using it who shouldn't be explaining that it is costing a lot more to remove the garbage (from which they should clue in without you saying it that it may cost them more money in rent).

As a buy/hold investor, I have maintained my properties, paying for everything from a garbage disposal replacement to AC replacement.BTW, I think it is good practice to just remove garbage disposals between tenants.

We had money to invest and I don't recall hearing a lot of talk about taking on note investing without having any cash, sure there was some sizzle in the presentation, but overall I thought it was honest.Without this program I would either 1) be doing nothing in the note business, still trying to figure out where to start, or 2) I would have bought some total garbage and lost far more then my fee.

A fund that those interested could donate to, so that we could pay individuals to cut the grass in the common areas around the homes that has been left unattended and to pick up the garbage on a regular basis around the neighborhood.

IF you forego the dishwasher I'd say make sure the sink is 2 sided and has a garbage disposal in one side.
