Dryer and garbage disposal not working

I have long term tenants.Would you replace a garbage disposal and repair the dryer (provided by me)if it is not working ?What if the dryer needs to be replaced?Would you do it as a landlord?

    @Deniz Eker If you like long term, rent paying tenants, the question kind of answers it's self. 

    Fixing these these little issues is a necessary part of holding rental properties. The reserves set aside for the property should pay for it.
