For all they do in the name of "affordable housing" I think they scare away many investors and due to added costs and red tape that have the opposite effect of making things "affordable" but there is money to be made by those willing to persevere due to the limited supply. 4) both renovations have cost more and takes longer than originally estimating so I've built in a big enough buffer so I can still make money even if that happens. 5) I've flown to Pittsburgh often, but couldn't have done it without some reliable boots-on-the ground, no way.And yes, let's get some McRibs and share stories.

@Jan Halasz It has been my experience that anytime you have any rezoning or government agency to deal with, it does not move quickly or smoothly. 90 days seems very unrealistic as a timeline to be able to refinance the property if you have red tape to deal with.I would also caution you that the more people involved in a deal, the more complicated the decision making process.

Then I see the posts about how terrible New York is towards landlords and how difficult it is to evict tenants and how much red tape there is when it comes to things like permits and I am reminded that I will NOT be investing in New York.

Josh,I can only refer you to this topic.I for one will file a Corp in Ohio, not an LLC, but this has different reasons, with my commitment in the bulk tapes branche.Like I said, if you file an LLC in DE or NV you have double costs because you must register this LLC as foreign LLC in State of NY.

The problem is, none of the people I've worked with have done MHPs: one told me he wanted nothing to do with them, but from the numbers, and just going through some MHPs, living in some, and having known people who lived, I think it will fit me.My experience has been SFH: bird dogging, whole saling, and lease options; the wholesaling has included some bulks/tapes.

just go on E bay and buy the books and tapes from all the guru's they will be there for 50 bucks from those who spent the money and did nothing with the training.there is nothing wrong with paid training for some.. but what you find is most don't really have the time the capacity financially or sales skills to do much with what they learn or what is taught and they just do nothing.a few will take the training and succeed in a big way ..
