If you have a lot of demand for properties, then the agent can be a little more selfish with her time, knowing she can show the house during an open house at lunch and get a few applicants.In a slower market, you would have to put in more time to do showings, and you would also have to accommodate the times people are willing to come and see the place.So, if you are in a slower market AND the agent isn't willing to accommodate an evening showing, then you know she isn't great.For what it's worth, when I have a new rental hit the market, I try to hold an open house for the first set of showings on a weekday from 4:30 - 5:30.

@Rod Joseph same here same here - i think section 8 is a great way to accommodate folks that otherwise couldn't afford the places they rent / helps them / helps the landlord so all good.

So my lovely little town has a street that is extra wide to accommodate a train track that runs right down the middle of the north and south lanes of the road. 1,000 years ago, I lived 3 blocks from a train in my first rental.

Tenants also hate noise, and a new tenant might not be so accommodating with you banging around and using power tools, etc., as your current renter has been.Then, when you move out, you rent that unit at highest market rent you can, and raise your old tenant's rent after her year lease is up, maybe keeping it just a skotch under market, to keep her, if she's still worth keeping.
