I’m on the other side of the country, but about half our construction is on crawl space or pad, no basements.

It's just from the stand point of initial investment and cashflow from each door vs. a pad and amenities of a decent RV Park and some cabins.

The last 12' x 14' bedroom I had carpeted cost $150 for the carpet, $35 for pad, and $100 for labor. ( that's $1.69 a square foot).

Maybe in a few years when I come home for good I can use an FHA loan to finance my swinging bachelor pad.

I've been contemplating switching my focus to wholesale deals for the next six months to pad my bank account for more flips/buy & holds in 2020.

It's not buildable for conforming home, so I was thinking about developing the lot into a space for a tiny house, and then renting on AirBnB.The lot is not improved, but in the city with all utilities at street - in my mind, this would be like developing a one-space mobile park...bring in utilities, a pad and some landscaping.

If you have some good knee-pads and a solid saw, putting down laminate flooring is surprisingly relaxing.
