You are being cheated and set up for a disaster.The landlord knows they're all garbage as is going to tell a judge that you destroyed them and you should pay thousands to replace them.You need a lawyer to get you out of this mess immediately before it's too late.

Now a out of state owner is going to have 2 garbage properties and it will be another 5 yes for anything good to happen to these properties.  

I would get rid of a garbage disposal and make sure you have your rental lease including language about what cannot be flushed into the septic system.

But then us really smart types should be able to have as many as we want, like the Catholics and Mormons.....Too bad Gingrich lost out, we could have all the institutionalized kids trained to clean our toilets, sweep the streets and carry our garbage, geee, that's kinda like China again....Maybe instead of going to all that effort in changing things here, some ought to consider just moving to China, seems they have already formed that perfect society....Now that would not have happend if she had not had a drivers license, maybe that should be on the test, securing kids in a car.....

If the TV’s are gone but random garbage furniture remains, they aren’t coming back.

Since I DO get important emails throughout the day I do usually take a look when I get notified of something coming in.MUCH better to get all that garbage in the middle of the night and when I look at things first thing in the morning if I have like 30 emails I scan and erase 15 or so without even opening them, probably open about half the other ones and erase after a quick read and maybe a handful are worth looking at a little more closely.  

@bill Just my 2 cents as well, but talk first to an accountant, to see what type of entity you want, Subchapter S and LLC have slightly different tax structures but both are pass through entities to avoid double tax issues and reduce personal liability, You can set up an LLC or subchapter S in minutes, but if you don't know how to keep the corporate formalities you might as well throw your money for it in the garbage.

Also, PMs in my area are garbage. 

Garbage in, garbage out, as they say.There are a lot of levers that can be pulled to engineer projections. 

Just like there are dishonest politicians, cardiac surgeons, garbage men, shopkeepers and used car salesmen, there are undoubtedly dishonest Realtors - not to mention some who are less than completely competent.
