I'd suggest having a checklist set up by room, walk form room to room checking items off (do smoke detectors work, evidence of damage, evidence of rodents, etc with Y/N), and work your way through the property, trying to make small talk rather than discussing what you are looking at/for.

But a bad tenant is worse than no tenant, and the evidence makes it pretty clear that you have found a bad tenant.
