I think everyone expects to encounter delays when working with any building department, but the building department here in UC is particularly atrocious which caused us over a year delay waiting on permits.

Has anyone else encountered similar challenges with an auction site and can share their experience?

I wouldn't ask you to share that kind of personal financial info here or even in a PM, but your real estate agent (and especially your attorney, though s/he may charge you) should be able to go over this with you in detail and explain how you got to 15K in closing costs.Every time I've had sticker shock at a closing, which is not every closing but often enough that it's not a surprise, when I dig into the closing docs to see how everything added up, inevitably I find the culprit(s) and say, "Oh, that makes sense.

In your opinion, what would be the most difficult task i would encounter if I decided to manage the property?

Guess you've never had a close encounter of someone trying to harm you, but I have and its no fun.

Hospitals, creation museum, ark encounter, sports teams, etc.

You would not come across this issue on FHA, but on 3-4 units you would encounter the self-sufficiency test.  

Looking to see if anyone else has encountered this issue and how they went about resolving it.
