This is not because it doesn't get litigated --- it's because most parties involved in these disputes don't have the means (or financial interest) in appealing the matter to the appellate courts.

Which of course leads to more tenant disputes and sometimes a sock or some underwear ends up clogging the drain so when the washer drains it floods the room.

I'm sure we're all making some new years resolutions and potentially planning to scale our portfolios in the coming few years.

Also, the state of formation is likely where internal disputes would be brought among LLC members, so if you and a partner and/or spouse live in CA, you probably want to arbitrate in CA if the two of you had a disagreement.

Most credit card companies allow customers to dispute credit card transactions up to 90 days.

Making decisions based on the possibility that the tenant might not pay rent won't lead to any resolution.

Make sure you can document the charges in case the tenant disputes the debt with the bureuas.
