We are talking to Champion and from what I can tell there are a lot of upgrades/options for finishes.

I posted on Criaglist, Apartment.com and placed a sign on the properties with my contact info. the phone went off the hook, ringing from 9 am to 10 pm 7 days of the week. 

I have said in the past that most of the people who dislike being landlords tend to dislike having to "do something when the phone rings".

That's not to say that's his only option, but it's the only one he listed.I'm not trying to champion going to college, I'm simply trying to say if you have 2 options one being finish and one being quit you literally gain nothing from quiting.

Landgod may be a bit too much but has a nice ring to it.

@Joe Meares - Cheaper than the fence is a $99 Ring Doorbell or other motion detection camera on the front and back of the house plus a big bright NO TRESPASSING sign.

Not to speak out of turn, but I'm dead sure Derrick is running rings around me doing this.Putting in cash offers without an inspection contingency, when you are not a an experienced renovation contractor or handyman and are unable to sharply mitigate the risk of taking on a property with problems that will eat up all your reserves to fix, is a really bad idea.

They never required me to sign an exclusive agreement because they knew their phone would ring if I found a listing myself, as I value their time and expertise.
