Renovation, updating with LVP throughout, increased bathroom square footage, all new bathroom, improved the "flow" of the floor plan by creating an "open concept", added washer/dryer hookup, general upgrades, finer finishes.

The square footage of the building is over 16,000.

The basements in older homes are notoriously damp, so if you decide to finish it to add living square footage you'd have to look at waterproofing as well. 

Is there any way I can find out how many bedrooms the sold properties have and their square footage?

For example: minimum sq footage, 10' interior ceilings, cannot exceed 45' building height, percentage of exterior brick/stone, no vinyl siding allowed etc.  

I recommend identifying a property first, obtaining the square footage and value, and contacting an insurance broker to discuss.

We have set parameters on neighborhood, square footage, # beds/baths, and minimum rental $.

At some point I intend to add square footage but for now I'm looking at replacing the windows and adding Central Air/Heat, the house is old and has neither.

Depending on location, comparable properties have to be no further than 0.5 miles from the subject property, active/pending properties are not accounted for, fixtures/finishes play an important role, and obviously, bed/bath count and square footage are looked over.
