Real sold comps can be found through RE agents and title companies, so you either need to gain direct access or have a relationship with someone in that field who will provide them to you.Lastly, comping property is an art form and you need to know how to make adjustments for bed/bath differentials, square footage differentials, and locations.

The art of negotiation, as you are aware, is to give your opinion to your opponent in a way which causes their ownership, so they can give and you can receive it back to agree with it.Somewhat simple. 

Marketing is an art that needs to be practiced.

Direct mail can be one of the most efficient lead generation methods but there's both art and science to this.

Might help to look at things from a more creative side than technical steps as an equation, real estate is a science as well as an art, look to the art side
