Def is a competition between investors looking for deals and families that have the money/time to do minor live in renovations, I see it everyday- people offering 15+ over asking and then some because the market is so wild. 

I don't want to ruin this lady's credit or anything but I also don't want to get played. 

A volume business is hard to outsource to one lady that may charge less but not be as reliable, so ultimately you need a real cleaning companyThen the component that really killed me was I was outsourcing laundry.

My long term goal is to buy within the next month, then within six months be ready to purchase our first BRRR or flip; likely out of state because Washington is a little wild with the real estate.

Hey BP, my lady friend has a tenant that has rented for 4 years. 

This lady has mental health issues and was having massive meltdowns and unbalanced episodes.

We see these disruptions in inflation manifested all around us, but the sectors that the government has gone "whole hog" in, inflation has been particularly wild:  Healthcare, college/higher education, and real estate. 

Lots of opportunities but the Wild West.
