Federal lands come right down basically to the city limits and subdivisions are nestled right up against them.. so you could sprawl there.out east there are very few federal lands close to housing .. so that makes zero sense.It only works in the West from Rockies to the Pacific and select areas.

most west coast states you cannot get a deficiency on a purchase money loan on a primary residence..

Plus, replacement parts are easy to source if needed.CB2/West Elm (Sales Section): Higher-end, but you can score deals on durable, modern furniture during sales.Local Furniture Stores or Liquidators: Sometimes you can find high-quality, durable items at reduced prices, especially in stores that cater to hotels or corporate rentals.Second-Hand/Consignment Stores: Gently used pieces, particularly mid-century modern, can be very durable and unique.I do NOT recommend Wayfair as I ordered from them and the furniture came back damaged and low quality.

Real auctions are so NOT for new investors or most investors or any outside the window looking in. wow that one I have not heard but I am not keen on East coast foreclosures I like Ohio OK and IN  but PA NJ NC  those states are just way to complicated for me..

Also out west here..

They are very big on east coast but started to expand into the west coast.
