Your tenants do not have to worry about it and will give you the peace of mind that the yard will not look neglected, and walkways will always be clear from ice and snow.

If you need to replace hardscape with hardscape-- perhaps because the intended "Walkway" becomes pooled with 3" of standing water when it rains, then break that up & consider semi-pervious pavers instead. 

The Tenants had literally built 2x4 walkways so the children could walk over the sewage to their beds, which were the only dry things in the entire basement.

IF the title company frowns upon it, try and find a title company that handles foreclosures, REO's and tax sales - not all title companies are created equal and some will walk way from that and others will say its no big deal.

Aside from tying up some capitol, the only downfall is that the egress window will need to come out at the front of the house between the front door and the driveway, which isn’t ideal, but with the porch and walkway appropriately modified, doesn’t seem like it would be a deal breaker for a future buyer. 

This area just got targeted by sinkhole companies back when there was a loophole in the insurance policy(ies) that allowed them to get FILTHY RICH by door knocking every home owner who had a single crack in their stucco or walkways.

An alternative way to design the project, would be to put common upper floor walkways to the entrance of each unit (called "catwalks") and have all units served by just one elevator.

Problems such as lack of railings, standing water in the parking lot, roof age, type of construction material used, heaving walkways, lack of appropriate swales, pitbulls in the units,  etc...If it's a fixable problem, there is your answer.This is standing water (aka a puddle), geese not necessary.If your units are where it freezes you can see the hazard of this (slip and fall).
