Should I be treating this more like a rehab (Purchase Price = Resale Price - Rehab/Demo Costs - Fixed Costs) and assume that there is no subdivision possibility?

I made a mistake of going with a contractor that my tenant recommended who was a helper for the DEMO.

She wants to get that "10% off on cabinets this week" deal when we are still in the demo process.

Demo the driveway and have it hauled away.

This includes demo and disposal, paint, carpet/vinyl flooring, new cabinets/countertops, new finish electrical fixtures, new finish plumbing fixtures, HVAC maintenance and appliances, refinishing/polishing tubs/showers and house cleaning.

I have done some demo when in this spot and not done demo as well.

I don't mind hanging dry wall and the demo but Im not going to get myself electricuted!

I see what you are saying but unless they mandate everyone to demo their homes it just won't be done.

I just received an email notifying me that the city is going to demo the property because it is hazardous.

Granted, that accounts for demo of the existing structure, but it does not account for the cost of the land which is typically a little more than demo costs.
