Seems like a big risk given our experience.

Blanco,I have 30 plus years of experience in my previous career and would gladly answer any question you would ask me without the need for such condescending sarcasm.  

Now we're seeing investors pouring money into buying Class C rentals - but, many are getting burned.In our experience & opinion, the main determinant of property Class is not location or even property condition, those are #2 and #3.

I don't have any real world experience at this time so I won't pretend to know, but I will be following and learning along with you.
