I used one called "Understated" once - lol.

They may be deliberately understating expenses.

,It is my under sting that the Thornton Park historic board will not let you tear these houses down since they are on the historic registry.

Those taxes are insanely high, as others have mentioned 50% expenses will be understated for you.

In my area once you start building 3 units or higher you fall under state building codes, sprinklers etc which makes it less feasible for us. 

I would say the seller/listing agent is greatly understating the expenses of operating this rental. $2k just doesn't make any sense.

I agree with what has been said about expenses-those are way understated in just about every category.

Seems like most are understating the expenses. 

@Michael Zagorsky  I don't think wholesalers really care were the buyer comes from.your job is to weed out the flakes that try to wholesale deals. you must look at wholesalers simply as brokers and some are notorious for giving totally puffed up values and understating rehab.. its Caveat Emptor to the second power...
