Its to the point they just call my plumber to replace faucets and leaky toilets (we have really bad hard water here in NJ). 

Also, inside the house, the water heater is not compliant with code due to the fact that it does not have a drain pan and separate T&P drain lines that drain to the exterior.

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

Once upon move out, we had tenants claim that the plumber that had only months before replaced the wax ring and re-set the toilet left it all loose and wobbly with a broken seat and they refused to take responsibility for it's condition.  

I feel as though it's a scam because even after all of the training you are putting out more and more money to see properties you have to fight to get to an then nothing pans out.

Not to mention, your tenants will not be too excited to be without a working septic system for potentially weeks to months out of the year (think no toilets or showers).

To do:Install vanities, finish painting tub/tile surround, remove/install shower pan & surround, second coat of paint in bathrooms, purchase new refrigerator & re-pipe Units A & B, clean floors/final clean.
