There is a small group of locals who are anti-STR but the good majority are pro-STR due the the fact that STRs bring a ton of revenue for local businesses and jobs for locals.Regarding summers, the temperature is the hottest in August and can get up to 100 degrees so STRs with pools do better in the summer.

Our response stressed that we take great care of the pool with weekly maintenance, that they enjoyed having the temperature in the high 90s, and we are glad they liked all of our pool and beach supplies, etc.

If not then you could just put in a smart thermostat and lock it but you are inevitably going to have people unhappy with the temperature

Very informative and gives an interesting look at investors' experience in this market.But courtesy first, my husband and I are "out"-out-of-state investors, looking for deals in NE and East of Downtown.For the past 3 months, we've been researching and submitting offers on properties to match the COMPS and rejected.Our budget is about $100K, stretching it to 120K for the right property + rehab.The problem is that we had to offer low-balls for the numbers to work, and then get rejected.It seems it's a narrow fit to BRRR, hence the cashflow is "on edge" here.Doesn't appreciation suppose to be the icing on the top?
