What I did in my teens is I read every single business magazine published every single month cover to cover, Fortune, Forbes, Inc, Fast Company, Barrons, so literally tens of thousands of business articles over many years.

Hey guys if you’re reading this I wanted to post this and try to connect with as many young people and teens on here as much as possible because I feel we could relate with each other and help each other.

Typically, we will do a deal if it cashflows more than $250 and has cash on cash return of 6%, and gets to at least in the low teens for ROI.

I try and achieve roughly 8% CoC and mid-teens IRR for my investors.

They often charge high single digit to mid teens interest rate, and expect a return of capital in 6-12 months.

But there has to be some upper limit on medical costs in the US especially that outcomes at a broad level are not really improving given the headwinds of obesity etc, even if you can make a tenuous case for better outcomes in a given cancer (I spent hours researching this recently).Young doctors will get themselves into mega debt to go to medical school if there is the promise of making it back through the high pay specialities.

My biggest concern is that we have a pre-teen who stays home alone frequently (by choice). 

I am also in Northern VA and I am in 30s and how I would love to have got into Real estate investing in my teens.
