I only know about the times where this was found out prior to closing, obviously I have no way to know about the times this shady behavior wasn't found out.Since you get a vote in who this tenant is, and it's retail, PSA that commercial lenders (especially the ones offering the best terms...) are starting to vet deals by how 'recession proof' the tenants are, even if they are currently paying on time.

Not sure about NJ, but in Florida, you have to have proof that the tenant caused the damage. you are claiming on the deposit.

I would do the following, at a minimum:-request that he complete your rental application (hopefully you have a thorough application),-request identification documents (government-issued),-require that he provide you with proof of his visa status and the authorized length of stay,-verify his employment, income, and financial stability, and-contact his previous landlords for references.If he cannot satisfy these application requirements, do not approve.

I am paying for that now.I will also do all of the other due diligence prior to investing - experience of the operator, referrals from those in my Community and network who have invested with the operator, responsiveness and other factors - but proof of effective communication will remain a priority for me.
