@George Ganis my sympathy regarding the condition of your house.

In the future I never plan to deal with a Seller remaining in the home but if the heart does go against me because I do have sympathy for others, is it best to have a short lease in effect?

I have sent Sympathy cards and regular yellow letters and followed up with a call.....no luck but ive only tried about 15 leads so far......sample size is probably too small still. 

I have limited sympathy to OOS investors but I certainly feel for the neighborhood.Many counties are working on stabilizing the neighborhood , work with folks that @Andrew Johnson mentioned.Good LuckVivek

There is no room for sob stories and too much sympathy in rentals.

People who lie to landlords and want to try to find their own clever ways to "cheat the system" get no sympathy from me.

Play to their sympathies like, "I'm sure you remember starting out broke and needing a little help."

IMO their best bet is to cut their losses and move on............ but that's too much like right. either way they'll learn when the new buyer either can't close or it's sat so long that buyers have other choices due to the excess inventory out there. i have no sympathy for banks nowadays.

If you do use it consider adding condolences and sympathy in wording of the letter..

They are just looking for revenues from a group of taxpayers that won't get much sympathy from the public if we complain about it.
