Just like these folks post on BP  hey I don't know anything about NPN I would like to partner with someone.. they are relying on that someone to run the show.. let me tell you I had a 4 hour grilling over this with a state financial investigator who was one sharp attorney.. and with my attorney we argued back and forth up and down.. but it does not matter.. the remedy is to take it to law court for 100k and see who is right the regulator or my attorney..

My last tenants brought in German cockroaches.I advised her to use harris cockroach tablets and roach motels.I advised her to set off bug bombs.I left4 in linen closet.she left keys Sept 10 and packed up a airstream trailer.She said she might have to rent a truck and return as garage was half full w cardboard a big bags garbage.3 cans of recycles and garbage.A compresser grease rags.Tenants broke up husband left for Vegas in beginning of Aug.He called me Aug 30 and verbally gave 30 day notice and by text.Previous tenants lease expired oct1 2018.House was not left clean as I had 3 girls cleaning before aswell as myself.I have a cleaning service.HOUSE WAS PRISTINE WINDOWS AND SCREENS CLEAN.Refrigerator was full aswell as pantry.empty bottles and jar of grease as well as a pot of slimy water left under sink.while female tenant was recovering from surgery in Palm springs ca.I had to go water 3 stainless steel troughs w bamboo as heat was causing bamboo to die.Female tenant had a infection from surgery.

That is like taking your pet hamster to the veterinarian to get surgery .

If they sue you for breach of lease you'll have documentation of attempted remediation of issues.

To me $10k for roof and mold remediation seems a bit low. 

The pest report from 3 years ago should have the estimated costs to remedy the situation which sometimes are things you are going to rehab anyway.

This is probably another $10k-$15k to remedy. 

The deal is a live because of this potential partnership.For this deal to work, the Construction Costs and Environmental remediation variables need to be answered to determine if this is project is a “Go!”.

Really the only remedy she can expect is being released from her lease, which it doesn't sound like she wants.Maybe the landlord has the rules to avoid drawing attention from the neighbors, to avoid getting reported for illegally renting the basement.
