Simple before and after pictures of the property will suffice.  

Nothing too complicated, too risky, etc. just basic maintenance but I'd like to have something simple and "official" yet most sub contractor agreements I've found (including the one I use for my landscape business) are quite "eye glazing" and I don't think they'd be appropriate .... does anyone have anything that might suffice?

I asked them if a video inspection of the sanitary sewer lines would suffice, they said no.

He was under the impression that having a $3M insurance policy would suffice, but I told him that EVERYTHING he and my mother owns is at risk given any litigation against the two of them.  

Suffice to say, there are a lot of moving parts and it would definitely be advisable to speak to an estate/probate attorney - assuming you are planning on that.  

Example market rents - $ 4000, 75% - $3000, and total mortgage payment is $2850 - This will pass the test for Self-Sufficency.   

Some lawyers will recommend all manner of complicated options when a simple umbrella insurance policy will suffice.

Couple pictures at the end of the day should suffice.

From what I have seen from a ton of applicants is that if there is a lack of just one of those, then simple explanations will suffice.

But suffice to say that my market, San Francisco, is even more expensive and crazier than So Cal!
