sub contractor tenant agreement

Hi
My lawyer has advised me to have a simple subcontractor agreement for when a tenant does minor repairs or cleaning. I have a couple of situations like this. Very good tenant who does snow shoveling and cleaning a couple common areas. Nothing too complicated, too risky, etc. just basic maintenance but I'd like to have something simple and "official" yet most sub contractor agreements I've found (including the one I use for my landscape business) are quite "eye glazing" and I don't think they'd be appropriate .... does anyone have anything that might suffice? I think the key is "hold harmless + you're a sub not an employee"
