More money for purchase perhaps, but more than one income potential is best in a market that could go nuts again for no good reason at all.If you have 4 tenants, in one property, there is a better chance that each will not stiff you at the same time, allowing you to at least pay the mortgage!

That way if they are pigs or refuse to not smoke or obey pet rules it might be easier to get them out quickly, hopefully they also would not be able to stiff me for more than one months worth of rent if they were scamming by couch surfing and not paying rent etc...

In the event they stiff you I would 100% take the difference in rent from the security deposit as a tenant can't prorate the final month of rent unless you agree to do so.
