When I started investing in RE, negative cash flow would have effected the type of food I could eat (I would not have starved, but a lot more rice and beans than I desire).  

I am in a sticky situation and looking for some advice.

The tenant- landlord relationship is obviously very different if we were to become housemates and I can foresee some sticky situations when it comes to the responsibilities of each party. 

Taking out a HELOC may get sticky with the trust, and the bank probably won't do it.

We did the rice and beans, beans and rice thing for about 3 years and scraped and saved and bought and fixed and rented and so forth until we are now living completely off our rental incomes.

I'm hoping to put 0 down (not sure if that will stick). I

@Douglass Belt - I don't think you will ever have a lease that will capture every possible sticky situation.

I was considering just putting the couple on the lease and letting them have the guy live with them but I think things could get sticky if for some reason they were to leave or have problems and then I have a third person living in the house with no lease.

There IS a learning curve with this and cleanup requires more attention to remove the sticky residue, but it need not be sealed and will not absorb dirt and stains, making it much easier to clean.
