One thing they did was diy stain the concrete slab after they ripped up the original hardwood (I could slap them).

@Jim StanleyI’ve had tenants kids get stains all over carpets in Rooms that I was already planning on replacing and did not charge them a single penny.

The unit would require extensive work to remove the stains/stench as well as make needed rehab updates. 

Sand/stain/poly or just sand and poly. 

Broken window, stained carpet, significant cleaning of things like maggot infested garage, rotting food in warm fridge, urine in corners of carpet. 

However, you can take photographs of the carpet before tearing it out, and then take more photographs of the back side because that will show all the stains from urine.You can use a "life expectancy" chart, but those are very conservative and unrealistic for our purposes.

@George Kopp I have not seen anyone mention, or any consideration of alternative privacy options than blinds.There is some amazing items, for very cheap, that a person can find online now that is rather easy to apply to glass that can make it obscure, obscure with patterns, recreate stained glass that's obscure, prismatic to make some rather cool light affects.

If it's a stained mattress, pots/pans, and other junk, donate it or toss it.
