I think I am better adding to my seed money through notes or organizing lease options than flipping.

You also have experience with real estate investing.My only recommendation to you would be to soak up all the information on here, go out and get some deals, and reach out to us if you have any questions about closing the deal.Other than that, you're doing a nice job! 

That is when I found BP, I have listened to all of the podcasts and have been soaking up content in the articles and forums on the website.  

BiggerPockets has a wealth of information at your disposal, so be a sponge and soak it up.Second, I would consider joining a real estate investment club in your area so you can network with other investors and real estate professionals local to you.

This is such a great message board...it's so nice to see so many New Investors soaking up as much knowledge as they can.

First let me say that I have been lurking around the forums for a bit now soaking up your wealth of information.
