We don't provide tax services (just bookkeeping/CFO) but are huge fans of receipts in all circumstances just in case...

personally im not a fan of sub2 (unpopular opinion on BP, sorry ab it). most don't understand what they're getting into with sub2 and thats where it becomes problematic.

It does come down to your goals, your time to allocate, your business sense, your ability to bring or raise capital, and what you are trying to accomplish.I am personally not a fan of short term rentals, as it appears regulations in many cities keep making it harder.

I'm a fan of overflow cities/towns if you are looking for a lower purchase price. 

I'm not a huge fan of the current pricing structure--which is a different issue--and we often don't use a buyers broker but it is far easier dealing with a seller's agent then the seller.

I'm a big fan first as an investor of cash on cash , DScr , never really follow cap rate since most over calculate it their favor.  

Aloha,While associated fans may be multi-speed, the actual "cooling" mechanism- compressor, evaporator, condenser, coolant lines and controls, are not.

@Brent WarnerI am a huge fan of purchasing a primary and turning it into a rental later on, it is one of the lowest barrier to entries when it comes to building a portfolio.

I provided fans/window units and tackled the issue within a couple of days.
