Hi @Nicholas L. and @Chris Seveney a few weeks after my post, they did a part 2 for the survey and 2 days ago, the Zoning Dept. emailed out an update for the proposed policies.Here's their message:"We want to keep you informed and share a preview of the proposed Short-Term Residential Rental Ordinance regulations and express our gratitude for your invaluable feedback and participation in Phase I and Phase II of the Alexandria Short-Term Residential Rental Study.

That is where LPs can feel free to share their real experiences without fear of any potential bad blood or retaliation from GPs.

.- It's not profitable for them to search for under-market priced houses, figure out repairs needed or what other problem is pushing the price down and do even more for a newbie investor that has analysis-paralysis and may never buy anything.Some questions you'll want to share the answers to with any agent you choose:1) Are you paying cash or getting a mortgage?

I'm happy to share my inventory sheet with you as well if you actually need a property right now.

Anyway, thought I’d share if others are interested.  

For reasons mentioned above the post will not be removed for transparency reasons but thank you for sharing your experience and clarifying the situation. 

I’ve had my share of challenging deals too— but the payout made it all worth it.Curious - would you handle the cash-for-keys offer differently next time, or was riding it out the best call?
