The short version: looks like it will cash flow on paper but in reality with repairs and potential tenant issues it won't, very affordable purchase prices (Indianapolis range is $120,000 to low $200,000 depending on the Class C area or distressed properties under $100,000, many times older homes with sewer line and foundation issues, stolen AC units (get a cage for the unit), Class C is volatile.

What you can also do is take a look at any high interest credit cards that you can consolidate to maximize the monthly savings and reduce monthly total debt.Cash out refinance is tax free and cannot be touched or taken back but a Heloc can be reduced or closed if you miss a payment, credit score drops, or your DTI increases.

Not sure what state you are, but here your lease wouldn't be "void" Anything that conflicts with the code would be (landlord-tenant code supersedes leases in DE anyway)I would just say you had them sign an older version of your lease in error and need them on the current one.
