I certainly understand how the elderly can be taken advantage of as its mentioned many times about how they are targeted for any number of scams / swindling. 

Sadly, many of them don't have younger relatives to provide them guidance and many times are scammed by predatory investors.   

Any advice on how to avoid a scam in private lending is welcome!

Many of their investors feel like they got scammed and are very upset about all the hidden fees 

Given the abuse of scam-callers these days, I prefer mail.

As I mentioned in my original post; I am a mortgage broker and I am very careful to present a lender to my potential borrowers as I don't want them to get scammed.

But, you don't want to settle because it's all a scam anyway, unless they were truly hurt and if they were truly hurt, you would have heard from them in days, not months.If they did file and there is a docket number, let us know.

For example, I literally saved a buyer from a scam just last week who was about to execute a contract on an off market deal they had found.
