(roommates ugh) My mom cosigned and I promised to refinance her off of the mortgage to free up her credit before moving on to other properties, so that is my next step. 

I also have a roommate and between the two my mortgage is covered.

you and your family lived there for 5 years and didn't hear voices.. so, IF they are suddenly  hearing voices and things are getting moved around by other "room mates" it probably means THEY came with "these ghosts" and I would ask them how many ghosts are there in the house, whatever they say, 2 or 3, then say "oh well I can't believe you guys brought in additional tenants without my consent,  unfortunately rent has to be adjusted because of the EXTRA tenants" hahaseriously, ask them if they are looking to break the lease and move out of the haunted house?

The complex sprayed a few times, both us and the other units in that particular building, but to no avail.I then moved to a different apartment (change of roommates). 

Get out, house hack, or at least leave the nest and get a roommate.

Your other option is to consider buying an SFR and just renting rooms in your home to roommates, in case you can’t snag a multi-family.

Each time with a small selection of roommates.

Some of the ads you see are people looking for an invisible roommate at that price and they will never fill.
