Period.However I can't put in a loan file "the income we are using to qualify violates the tax code and the employer paying our borrower this income could at any moment face millions of dollars in Department of Labor fines thus putting it out of business, rendering our borrower unemployed and destitute, and of course leading to foreclosure" and expect to get the income signed off by underwriting.It doesn't matter that I understand it, it doesn't matter that it's common, it doesn't matter that it's "for tax purposes only" -- all that matters if I can get it signed off by underwriting. 

Presently negotiating for a 65 acre piece with a stream on it which on a paved road with power for 100K SUBJECT to LURC approval for a building lot  and a engineers rendering for a septic system ..

I spent money on renderings of what the building would look like to send to some potential national tenants that I thought would be good for the site.

I asked for a breakdown so I can decide what stays or goes and he says he isnt able to comply bc our contract says services cant be rendered until I deposit 1000k and providing a quote of the work is part of his service.  

There are a multitude of problems that you will encounter that render the whole exercise far more trouble than it is worth. 

based on the model number they are from around 1991 and the washer has had its second issue with the coin slide that renders the whole machine useless(the actual coin slot itself broke from the slide and I had to rig it to work last time since I can’t seem to find parts).So now I have a dilemma with more variables than just an inop washer.The washer/dryer prices are currently 1.25 and 1.50 since I purchased the place (can’t find additional coin slots ) and even if I found them the slots max out at 2.00 a machine (which appears low based on local laundromat prices). 

Or we could do a 3D rendering of the units and they could tour that (probably not as effective but likely cheaper).

During the downturn we shifted into AI & a lot of rendering for movies & animation.

Still not rendering.

@Fahad MasudI suggest that you to start putting rendering of the completed unit on the market, while you are rehabbing the property.
