I have not every purchased property in Canada, but my wife is Canadian and I've seen some of the issues her family has had to deal with.  

We've never used percentage-based criteria, like the 70% Rule, for purchases.

Purchase price: $425,000 Cash invested: $5,000 ell after just 6 months of owning.

Purchase price: $600,000 Cash invested: $30,000 Purchased single family home, finished basement making the property a duplex.

I purchased a fix and flip that got complicated when we found one of the basement walls was bowing in.

Purchase price: $490,000 This is a unique opportunity to participate as a investor in a single family residence valued at $3M and higher.

A multi-unit property was purchased for $140k.
