Just not worth damaging the relationship for a smaller dollar amount....If a bad apple (and I don't get many as I screen well) trashed them all on purpose or recklessly, I would probably go through the effort to document and offset the deposit for the materials.Best of luck with both your tenant and window screening!!

I know that banks are busy, but it is reckless and unscrupulous to hold someone’s appraisal hostage if they screw up and don’t issue the loan in time for the lock period.Is there really any remedy for this problem other than to do due diligence on the lender?

This unethical reckless behavior has now cut (investment/porperty) what was once worth X amount of $ in to about half, Is this my fault?

All it takes is a slight down turn for people to be reminded of their recklessness. 

The caution that they are individually displaying is turning out to be collectively reckless.

Leverage is nothing to be scared of unless you are reckless. 

The IRS has levied penalties on tax preparers who have intentionally and recklessly disregarded the rules in determining a business client's deductions.  

That is not to say just because you have lots of time you can recklessly invest.
