Welcome, no experience in real estate in Spain for me, hopefully will live somewhere on the Canary Islands in the future :) , few years ago prices plummeted in some regions but they seem to be more or less stable now.

The rental restriction is frustrating and very common in Utah, but it's often necessary for condo communities and such - if there are too many rental units in a community banks often will not offer mortgage financing and it makes the price of the individual units plummet, since the only way to sell is for cash.

yes. but with the GDP down, people still not working, the "new strain" it gives them endless slack and excuses not to. idk, hopefully I'm wrong and interest rates spike, combating inflation and prices tank, syndications go under, stocks tank, our economy  plummets and they step back in and lower them again. sorry for the long winded response!

This is the new normal, and I expect the market to crank back up in the Spring as seller's come to terms with the reality of rapidly increasingly supply, and buyers get off the sidelines and realize interest rates aren't going to plummet and there is always a cost associated with doing nothing.That being said, we remain a loooooong way from the pendulum swinging to a buyer's market in most areas, so I don't see a major dip in prices, just a slight correction and cooling off of appreciation.
