@Nick Louie..your broker or lender should be able to give you a pretty good pinpoint if you've gone through the pre-approval process (take loan app, run credit, get income docs, etc. - that's how I do a full pre-approval). 

I am sure I can recommend a few but you need to pin point what services you are really looking for first.

CapEx is a variable expense so, it's hard to pinpoint an exact percentage.

Contrary to @Bin Chen’s statements, you can retain an architect to pin point the scope of work and what you are envisioning.

Suggest to them to produce those items as some element of proof on their end because it might simplify the search by pinpointing timing.

Planning on renting for the time being and pinpointing the area we’d like to live in then going from there.
