If the property is in bankruptcy, you make the offer to the owner and get permission (in writing) from the judge to complete the sale.

This would cut down on the amount you have to go over there.I would keep your fiancé from entering the property unless you have written permission for her.

According to the landlord, they are upside on the mortgage (purchase at $800K) and would to get permission from the bank in order to sell at the current market rate (approx. $400K). 

I only recommend it if your Landlord is fully aware of your intentions and provides permission in writing.
