@Kayla Wagenmann Personally, I would look at MLS regularly for the areas you are interested in (pending and recent sales) to get a feel for what things are selling for and a better feel for the housing in those areas.

Lenders don’t look up pending law suits, they’d just find judgments.

Maybe that was pending for part 2 or 3, but I'd have to ask why wait to get to that? 

It will get you to the stage that folks may apply and can be cleared pending they agree to rent the place.

This house was pending at 805K, but back on market, listed at 779K now.

I also am nervous about the Seattle market and what the government is doing there, not to mention the pending crash everyone seem to be thinking will happen within the next 2-3 years.

The tell tale sign is that it was pending at $145,000 but the closed at $140,00 which tells me it didnt appraise.  

If there is an active bankruptcy case pending, I would say there is a good chance that the Tax Claim Bureau did not do what it was supposed to do when it comes to notices.
