One thought is to reach out to the HOA and negotiate a community wide package contract with a single vendor for Home owners insurance.

Is the Property & Liability (Package or BOP) coverage being cancelled or just the Flood2. what were the dates, type of damage, and amounts paid on the claims3. what has been done to mitigate the chance of this happening again4.

I've had to pay for some insurance premiums and some late penalties on property taxes but i can say, I've never been successfully sued in 15 years, because our process is well documented and its not a pattern or pervasive or malicious in intent (Some elements needed to sue in my opinion) if we make a mistake and, I've always made the borrower whole.

When there is a problem.. they suck and they suck bad.My problem is that I spent an extensive amount of time researching other PMS packages while I was having major problems and I have additional automations built off of the system.
