Put the new furnace next to it, and have the HVAC tech swap over the electric, gas/oil pipe, flue pipe, and water lines or ducts (use flex duct rather than having sheet metal bent).

They put a metal roof over the existing roof and repaired the paint and drywall.

The inside walls will be the metal container walls.  

We install flex and ductboard systems, insulated metal sweats worse than these materials.

I realize it may need piping, coils replaced as well. 

At least, you will probably be required to seal around the pipe fairly well.If you have to put a door in the fire-rated wall, it needs to be a fire-rated door - usually either solid wood or metal.
