I currently have a family member dealing with "okupas" in one of his investment properties and he is been fighting it for well over a year to get the property back. 

but BRRRR is not a cash flow strategy and you likely will not cash flow after the refinance.if you want 100%, no strings attached financing... that's going to have to be a family member or something like that.

I'm not into Sub2. there is no personal liability protection in a single member LLC.. there is protection if you have unrelated members in your LLC . 

After its a tenant in common , is it possible for individual members 1031 into outside properties.
