I have client from my massage business who is a contractor, who can help me do repairs at a discount. and I plan on doing some clean up myself. 

For my current remodel I'm thinking of getting an American Standard acrylic tub that is deeper, looks nice and is better for soaking in (the Kohler is too low to soak in.).

This is a pilot project between us and the cleaning service.As to your previous question about detailed house rules, we do have detailed clauses about care of the property (e.g. do not use abrasive cleaners on acrylic tubs).

And to make it clear that your asking price is negotiable so that all investors know they MUST get their own comps from a non-biased third party and that they are welcome to begin bidding at the ACTUAL market value of the property in question and not the intentionally massaged value provided by the wholesaler/seller’s rep.

Especially, how did you ensure that the financials that they shared with you were not "massaged"/inflated/sugar coated?

My goal is to create a mini resort style theme , with additional up charges for on call massages / drinks and food catering .

I didn't realize until the inspection that the tenant is operating a massage business out of the second bedroom of the house and is only paying $125 a month in rent...just seem's off.
