We are revamping our website, putting out more bandit signs, printed a car magnet to put on my gf's dad's van ( he runs a newspaper route), flyers, business cards, contracted with a couple of postal workers to bird dog for us, and purchased a new marketing list for our direct mail campaign.One thing we are focusing a lot on now is pounding the pavement.

I feel like carpets are a magnet for germs and harder to keep disinfected compared to laminate, vinyl or wood.

A paid-off property usually kicks off more income than can be offset by depreciation and is a lawsuit magnet.

The lead came from that cheesy We Buy Houses magnetic sign on the side of my car.

There are 2 newer magnet / charter schools located right there, one of which is extremely progressive, technology based and is really cool.  

This town appears to be a job magnet.

What characteristics are usually associated with these various neighborhoods / zip codes that make them magnets for cash deals?

Circuit breakers have two elements in them a magnetic element and a heat element so if you over load them they will trip and if heat build up they will likewise trip so that is safer for the building as well as the occupants. 

Do these things:a) Put a magnet on your car that says "I Buy Houses"b) Tell everybody you meet "I Buy Houses" and also tell them you pay $500 for any deal they refer to you (which you end up closing)c) Find a couple of good (emphasis) RE agents who actually know REI and call them every 2 weeks.These actions will get you more opportunities than any website.

That space NEEDS to be a magnet school / retail / office / tech incubator for start ups.
