Cash Buyer Farm Area Characteristics

Hi I'm Juan. I'm new to the forum and relatively new to REI. Currently I am fix and flipping mobile homes and wholesaling traditional SFRs. As I look for cash buyer areas (without MLS access) I'm became curious. What characteristics are usually associated with these various neighborhoods / zip codes that make them magnets for cash deals? Great school districts? Revitalized city development in the region? Population demographics? In general I would just like to know why certain areas are popular ( or become popular)for deals and what indicators to look for if you want to find potentially untapped neighborhoods or areas?
