For example, my rentals in Arizona rely heavily on our ACs and if the filters aren't changed frequently then that can cause damage and shorten the AC's lifecycle.

Do you believe the next few real estate life cycles (peak to valley, valley to peak) will have normal ups and downs based on market forces, or do you believe we will find ourselves back into a crash again? 

I'd rather maintain continuity with the same tenant for many years and be firm, fair, and personable throughout the lifecycle of the relationship.

If you have a mastermind that does offer soup to nuts development exposure and resources and it's a field you're passionate about (it takes stamina as the average life cycle of a project is 2-3 years) then by all means make the investment. 

Wouldn't it be a radically wild concept to reach out with a monthly newsletter, birthday greeting graphic, holiday text or email, or some other POSITIVE feedback during the life cycle of their residency with you - other than "your rent is late"?

I think the key seems to be where investors are in their life cycle.
