Yearly inspection by PM

Wondering if this is reasonable. My PM scheduled a yearly inspection they my property and uncovered these issues: Sprinkler eroded a hole in the dirt near the house Fascia has a gap Tree needs a trim Kitchen cabinet door won't close, replace hinges Pressure wash concrete Pool Screen Panels torn, need repair Screen door latch needs replace Then he quoted this work out and it came to $1145. Honestly I don't know if the tenant even complained or he is just looking for stuff to fix. I feel like it's a bit excessive (except the first 2 which affect the house itself). Most of this work seems better addressed at turnover time. Technically I approved half of the work and they a misunderstanding, a few more items got added before my approval. I'm going to pay the contractor directly but should i try to negotiate? Set expectations with PM for next time? Develop a new process? Get rid of that PM? Do I need a reality check?

    @Ayne C. it's not possible to answer the question without knowing the entire story and seeing exactly what you're referring to. Ask for pictures to verify the repairs are necessary.

    I would also want to know if any of these were caused by the tenant. It sounds like the torn screens and broken screen door handle could be damage caused by the tenant. Also, the tenant should have reported the damaged sprinkler system that was eroding the ground. Unless they just don't go into the yard, it should have been pretty obvious.

    How long has it been since the PM inspected? Is there a chance these issues existed before and were missed by the PM? Or maybe the PM hasn't inspected in more than a year?

    I would need more information to know whether they're failing to perform.
